Get Rich In Property Investment When You Buy, Sell Or Lease! Think Like An Investor, Where To Buy, What Is Good To Buy, When To Buy And When To Release, How To Be Alert To Opportunities And How To Reduce Risks.
All This Is Supported By A Real Time Caveat System(Just Like The Stock Exchange) And A Careful Guidance System From Me As Your Investor Guide! Some buyers think that their first condo is just a home. The truth is that decision and their needs may change after a few years. When that happens they may find that their unit may not fetch a good rental yield and they may not profit much from the capital gain. They are now eyeing more prime areas as they have heard from friends that they are doing well because they have given better thought and judgement when they made their purchases in Districts like 9, 10, 11, 15 or 16.
Other buyers are drawn to new launches all across the island. They get sold due to covert marketing techniques and emotional selling used at showflats. Some walls and wasteful spaces are not revealed but appear at completion. Sales personnel look busy walking around expressing how few units are left waving signed cheques. Parks and forested areas seen on brochures and scale models do not reveal that its only a sliver of land that is separating it from the highway. What you see is not always what you get.
Clever investors know it is a safer bet to view physical and completed units when they can walk in and experience it through the 5 senses. There they can touch the finishes, feel the texture, look at the facing, outside views, hear the crickets chirping, feel the breeze and even the scent of the trees in the project or vicinity. Investors also look for units with existing tenancy or good rental yield.
They choose prime areas like Districts in the Central Core Region, 1 to 8 or 9,10,11, 15 or 16. These districts are better choices for investment as they hold their value well even in down times. It is safe and there is always an upside to appreciation much better than outlying areas.
When a buyer has a budget constraint in a project I guide him to pick a unit that is within his budget and I switch him to a better floor and facing unit when his unit quickly appreciates. How this is done? I belong to a team that has sales volume, big database, many buyers, sellers and investors. This team of 1000 members has a foothold in all tried and tested major projects in the prime areas that report transactions in the system done by the minute. URA caveat reports transactions a few weeks late.
When a buyer wants to buy, sell, lease or change his portfolio I simply sit him down, power up my laptop and he gets to pick and choose from thousands of listings in the system. This information is crucial for one to make a quick and informed decision.
Hot buys and fire sales are all there too. All choice units. How to be alert to opportunitie, where to buy, when to buy, what to buy, when to release and cash out.
I have all the answers. Factors to keep in mind - location, address, lease-ability, rental yield and possible capital gain.
